🏝️ Where is it worth building a house in Cyprus? My guide to the best locations
Building a house in Cyprus is a decision for years, and choosing the right location matters enormously. I’ve been living on the island since 2016, mainly in the Larnaca-Famagusta area, but I regularly visit Nicosia, Limassol, and Paphos. This lets me look at each part of Cyprus from a practical, everyday perspective.
This guide is my personal summary of the pros and cons of each region. No marketing, no real estate agency brochures - just real life, climate, everyday reality, and what living in Cyprus actually looks like in practice.
🟦 Larnaca and surroundings - a great base for daily life
This is a region I know very well and one with some of the most balanced locations on the island.
Pros of living and building near Larnaca
- Close to the airport - a huge plus for frequent travel
- Calmer pace of life than typical tourist spots
- Easy access to any part of the island
- Reasonable prices for plots and houses
- Many villages that are great for families
Cons
- Beaches are nice but not as spectacular as those in Famagusta/Protaras
- Fewer tourist attractions than Limassol or Paphos
My opinion: An ideal balance - calm, good location, and reasonable prices. A great place for a home when you want to live in Cyprus “day to day,” not in the center of tourist hustle.
🟩 Famagusta - Ayia Napa, Protaras, Paralimni, Sotira, Liopetri
This is my favorite area and where I live. If someone dreams of a home near the most beautiful beaches in all of Cyprus, this region is the absolute number one.
Pros of building in the Famagusta area
- The most beautiful beaches on the island - turquoise water, sand, coves
- Calm village life right next door (Sotira, Liopetri)
- In season, plenty of attractions, restaurants, and places to spend time
- Everything is within a 5-20 minute radius
- Lots of sunshine and warmth
- A pleasant climate for family life
Cons
- Ayia Napa itself is packed with tourists - but the nearby villages are calm
- At peak season, more expensive restaurants and heavier traffic
- Some plots are already pricier than a few years ago
My opinion: If someone wants to combine daily life with proximity to top beaches - this area is unmatched.
🟥 Limassol - the most expensive city in Cyprus
Limassol is a completely different world from the rest of the island. It’s the center of business, expats, office buildings, and modern investments.
Pros
- The most developed city on the island
- Many firms, businesses, expats, services
- Beautiful marina and modern development
- A very large selection of restaurants and attractions
Cons
- The highest real estate prices in Cyprus (often absurdly high)
- Heavy traffic - much more than in other cities
- In season, it gets very crowded
- Service and food prices similar to Western Europe
- People drive like maniacs - honestly, I don’t enjoy driving through there
My opinion: Great for work and business, but for family life I’d choose calmer areas.
🟧 Paphos - calm, scenic, green
Paphos has a completely different atmosphere from the eastern part of the island. It’s more “British,” calm, and spread out.
Pros
- Lots of greenery and nature
- Milder summer climate - slightly cooler than the east
- Beautiful views and hilly surroundings
- A sizable expat community
- Paphos was European Capital of Culture in 2017
Cons
- Far from the rest of the island
- Poorer highway access
- Older development and fewer modern estates
- The beaches in Paphos itself are mediocre - much nicer ones are in nearby villages
My opinion: An ideal place for people seeking peace, nature, and not needing to be close to the rest of the island.
🟨 Nicosia - the hottest place on the island
It’s the only large city in Cyprus without access to the sea. A very specific city - some love it, others can’t stand it.
Pros
- The most services, shops, offices, restaurants
- The local cuisine is excellent
- A good base point, being in the center of the island
Cons
- In summer, it’s incredibly hot - often 4-6 degrees more than the coast
- temperatures can exceed 40 degrees
- Zero wind and sea breeze
- Traffic jams and lots of congestion
- Few natural areas for family life
My opinion: Nicosia is absolutely not for me. I once went outside there at 40 degrees, walked for 5 minutes, and had enough. Everyone escapes from there on weekends to Ayia Napa and Protaras - causing traffic jams on the highway. Good place for work, but not for living.
🟪 Troodos and mountain regions - cooler, beautiful, but…
Troodos is a completely different part of Cyprus - mountainous, green, peaceful.
Pros
- Cooler in summer than the coast (though still above 30 degrees)
- Lots of nature and views
- An ideal place for walks and mountain trips
- In winter, you can ski and snowboard here
Cons
- Many narrow, winding streets
- In some places, no guardrails - you need to be careful
- Far from beaches and larger cities
- The climate differs significantly from the rest of the island
My opinion: A great place for weekends and nature, but I can’t imagine living there full-time, especially if I need proximity to services and good transport links.

The ideal balance between calm, prices, and location.

For those seeking nature and tranquility.

Great for work, expensive for living.
❌ Nicosia
Good for office work. For living - not for me.
