Building a House in Cyprus - A Practical Guide

🏁 How our house building in Cyprus began - from renting to our own place

For several years, my wife and I lived in rented houses in various parts of eastern Cyprus, mainly around the Famagusta area. Over time, we began to feel more and more strongly that instead of paying rent every month and living in someone else’s house, we would rather create something of our own - a place exactly as we imagined it.

We wanted our house to be not only comfortable, but also tailored to the lifestyle we lead here: lots of sunshine, space, a garden, a terrace, a pool and proximity to the sea. That is how the idea was born to build our own house in Cyprus - our way, from scratch.

📍 Choosing a location for building a house in Cyprus - why the Famagusta area

For our building site, we chose the Larnaca area, although in practice it is more like the eastern part of the island, closer to Famagusta. It is a region we know best - we had lived here for several years before, so we knew what to expect. We like the fact that within a thirty-minute radius we have everything we need for daily life: beautiful beaches, good restaurants, shops, and also proximity to Larnaca airport.

You can reach Ayia Napa or Protaras in about fifteen minutes, so we always have places nearby where we can pop out for dinner, a walk or a weekend trip to the sea. It is the perfect balance between peace and access to attractions - a place where you really want to live, not just come for holidays.

🧱 How we started building - contract, supervision and first steps

For the construction, we chose a local developer from our area about whom we had heard plenty of good reviews - genuinely solid by local standards. However, before we started signing anything, we consulted with a lawyer friend who prepared a building contract for us. Thanks to this, we were sure that all conditions were clearly defined and that we were protected in case of any misunderstandings.

After choosing the plot, we signed the contract with the developer and started assembling the team. We hired a civil engineer who acted as the construction supervisor, and we also asked a friend with experience in the construction industry for her opinion. She helped us review the technical documentation, verify the proposed materials and suggested several practical improvements.

The whole process went smoothly and without major problems. From the start of works to the “turnkey” stage, approximately one year passed - which we were really pleased with, considering the pace, quality and local conditions.

💰 Costs and formalities - everything handled on site

One of the biggest advantages of working with a local developer was that he handled practically the entire formal process. From obtaining building permits, through ongoing inspections, to the final Final Certificate of Approval document - everything was on his side. Thanks to this, we did not have to spend hours at offices or worry about whether something had been submitted on time.

Our role was essentially limited to the pleasant things: choosing tiles, approving the design, deciding on room layout and finishing details. It was the developer who made sure everything went according to plan, while we could focus on making the house look exactly as we had dreamed.

🏡 The finished house and the satisfaction of having your own place

We are really happy with the end result. The house turned out as we wanted - simple, functional and tailored to our lifestyle. We decided on several solutions that are not yet very popular in Cyprus, including underfloor heating and a heat pump for water heating.

Most houses on the island rely solely on solar panels in summer, and in winter the water is heated by an electric heater in the boiler. This is an uneconomical and not very convenient solution, so we chose a system that works more efficiently and provides real comfort - especially in winter, when temperatures can drop to a few degrees.

The greatest satisfaction? That everything worked out, the house stands and you can finally live in your own place. We no longer have to pay rent or move around.
