🏝️ How I started searching for a plot in Cyprus

I had my preferred region where I wanted to settle. I started looking for plots about a year before making the final decision, to get a feel for prices and market realities. I wanted to learn local rates and build realistic expectations before committing to a purchase.

🔎 Where to search for plots in Cyprus

I mainly searched on real estate listing websites, but by far the best source turned out to be bazaraki.com. There are many listings there, including ones posted directly by private owners, which sometimes lets you find really interesting plots at reasonable prices.

💰 What was most important to me when choosing a plot

The most important criteria I followed were price, size, and location. We once had noisy neighbors, so we wanted a quiet and secluded spot, away from the village center. We also wanted the plot to be big enough to fit a playground for the kids and eventually a pool.

We were lucky to hit a good window when you could obtain a building permit on agricultural land. Such plots are large, cheaper, and often located away from the center. This program has since been suspended, so buying agricultural land with a building permit is now more difficult.

📄 Document verification and title deed

Document verification was handled by my lawyer. We made sure the contract with the developer included a protective clause: if the building permit couldn’t be obtained, we’d get a refund for the plot, and the land would return to the developer.

The developer also handled the title deed and all the formalities. This is a very important stage, because in Cyprus formalities can take a long time, and plot owners don’t always have full ownership rights.

⏳ How long did the formalities take

The entire process - from purchasing the plot to starting construction - took just over a year. This was due to two things: first, the plot was agricultural, and second, the COVID period significantly slowed down government operations.

For building plots, the entire procedure is much faster and simpler, but the plots themselves are more expensive. If time is important, it’s better to choose a plot with an already-issued permit or one that’s fully zoned for building.

⚠️ What to watch out for when buying a plot

My most important piece of advice: always use a lawyer. I’ve heard of cases where people bought plots that were mortgaged or formally belonged to a bank, even though the seller presented themselves as the owner. That’s why it’s important to verify that the title deed is clean and free of any encumbrances.

Before you sign anything, ask your lawyer for a full document verification. This can save you many problems and a lot of money in the future.

Buying a plot in Cyprus is an important step that requires patience and precision. It’s good to take time to learn the market, check local regulations, and protect yourself legally. If you approach it with common sense and a good lawyer’s help, you can find a truly great spot for your dream home.
