New House vs Used in Cyprus - My Experience

🏡 Why new, not used

During our time in Cyprus, my wife and I rented three different houses. All of them were very poor quality. In winter, moisture seeped into the walls, and sometimes mold appeared. In summer, plaster fell off, and windows let in noise and wind. In one of the houses, you could literally feel a draft with the windows closed.

That’s why when building our house, the priority was triple-glazed windows, which provide good acoustic and thermal insulation. Balconies in older homes also look completely different from those in new designs. When buying a used house, you can’t discover its flaws without living in it for a while - that’s a big risk we wanted to avoid.

🧱 Technology differences between old and new homes

Older homes in Cyprus use outdated technologies. Most have no heating - the standard is only air conditioning, which doubles as a heater in winter. Hot water comes from an electric heater that you have to manually switch on an hour before bathing and remember to turn off so it doesn’t burn out. It’s a very inconvenient solution.

On top of that, there’s the problem of thin sewer pipes, which means you can’t flush toilet paper - something that shocks many people. In new homes (including ours), there are already wide pipes, so this isn’t an issue.

🌡️ Modern solutions in a new home

Building from scratch, we could implement modern technologies that truly improve the comfort of living:

  • Heat pump for heating water
  • Underfloor water heating
  • Air conditioning in every room
  • Wide sewer pipes
  • Triple-glazed windows
  • Induction cooktop instead of a gas bottle

In Cyprus, many people cook using gas bottles that stand outside in 40-degree heat - for me, that’s a somewhat unsafe solution. In a new house, you can simply plan things better.

⚖️ Used house - a risk that often doesn’t pay off

We looked at ready-made houses for about two years. It was hard to find one that had a title deed - a document confirming full ownership. Many houses had no building permit or the title was unresolved. Our lawyer clearly advised against purchasing such properties.

Then there’s the quality issue - most older homes are built on the cheap. When buying a new home, you’re sure that everything complies with the design and regulations, and installations meet current standards.

💶 Costs of new vs used homes

The biggest difference is VAT - for a new house it’s 19%, but if it’s your first home, you can get a reduced rate of 5% (like we did). Used homes are VAT-exempt, but in practice they’re not that cheap at all. Many owners significantly inflate prices, especially if the house has a settled title deed. On top of that, there’s pressure from foreigners investing in real estate, particularly in areas like Limassol - this further drives up prices.

As a result, the price-to-quality ratio for older homes is very poor.

🧰 Why a new home gives greater peace of mind

The biggest difference? I know how it was built. I know what materials were used, where the cables and pipes run. When I mount a TV bracket, I know exactly where the electrical wiring is.

I could also decide everything:

  • which way the doors open
  • how the kitchen looks and what it’s made of
  • where the outlets and internet ports go

Behind the TV, I have outlets hidden in the wall, and in the office, I prepared conduits under the plaster for HDMI cables - so no wires are visible. These are small details, but they make the house truly tailored for living.

❤️ Why I don’t regret it for a second

A new house isn’t just the smell of fresh paint. It’s comfort, safety, and certainty that everything works as it should. No mold, no moisture, no surprises. In older homes, February can be really cold. Everything is thought through - from the outlets to the pipe layout.

For me, building a new house was the best decision. I know what I have, and I know it was built exactly the way I wanted.
